In New York City, roof decks for relaxing in the fresh air, shmoozing with friends or catching some rays have become a standard in new residential buildings, and for some people, a necessity. With many buildings being pet friendly and many residents being busy, time-crunched professionals, wouldn't it be nice if tenants had had access to a common rest/play/bathroom break area for their pets in their own building? Why shouldn't these buildings make it easier for pet owners to care for their pets - especially when niche residential units can be extremely profitable investments. Housing that caters to the special needs of pet owners, or families, or others, have a great track record of servicing and being paid for the care and attention given to their resident constituents.
For example, participating buildings would charge pet-owners a monthly "recreation fee" to use the Roof Run. This fee would be applied to the costs of keeping the run clean and pet friendly as well as a profit for the building. All residents benefit from the profit (assuming it gets re-invested into the building) but only the residents with dogs who want to use the Roof Run pay the fee.
Other benefits, it's a new communal space, it saves people time, it's easy and it's cost effective. As an added service buildings can even hire a full time-dog walker and take a certain number of dogs to the roof deck for a period of time during the day for an additional fee.
